AK: Use this if you want to talk more or less informal Russian.
What a pleasant surprise, Serge.
I've met (feminine completed past) you at last.

 And I precisely thought of you this morning :
   

AK: "And I, just this morning, thought of you."
Once again, it's clearly not a conversational Russian.
Talk like in this dialog, and no one will rush to greet you again.

как нарочно, у меня нет (3) вашего адреса

 unhappily [as on purpose], I have not your address.
   

AK: как нарочно - as if to bad luck -
implies that something unpleasant happened to cause this unhappy situation.
As we see here, no of bad fate (на роч но ~ on rock -ish) event took place.
This whole conversation is a farce.
     
4 и я не помню, где вы живёте. and (I do) not remember where you live.
     
5 Очень просто... недалеко от вас,
Пушкинский Бульвар, дом шестнадцать.		 (It is) very simple; not-far from you,
Pushkin Avenue, number [house] 16.
   

AK: Пушкинский Бульвар - Pushkin /owner/ Boulevard

AK: two sentences, joined by кажется - it seems, comas are required.

AK : This means Everything is as it should be.

AK: This means "Is everything all right at your house?"

    AK: Word by word: "/to me/ very pleasant you /to see/".
     
3 Вы всегда забываете это слово.
Больше не забуду.

— You always forget this word.
— (I) shall forget no more.
     
4 Виноват, я не знал, что этот дом ваш. (I am) sorry, I did not know that this house (was) yours.
  Виноват, я не знал, что это ваш дом.

AK : Use this to say "Sorry, I didn't know that it's your house", whatever it might mean.

To-morrow morning at ten o'clock I shall be at her house.

 Here-is a letter from your brother.
     
7 Он нас ждёт на углу бульвара. He waits-for us at [on] the corner of the avenue.
  Он нас ждёт на углу улицы.

AK: Use this phrase to say "He's waiting us on the corner of the street",
"on the corner of the avenue" sounds weird in both languages.

Your first meeting with the preterit, which is very simple, as we shall see (s. n. 2, less. 28).
I think of you : я думаю о вас (о or об, about, of).

я думал о вас - I was thinking of you (pl.)
 я подумал о вас - I thought (one time + and completed action) about you  (pl.)

Ваш адрес : your address.
— Вашего адреса (vashiĕvo addressă) is a genitive : of your address.
In Russian, the negative is nearly always followed by the genitive.
We shall speak of it again.

У меня нет (кого?, чего?) вашего адреса - "at/on me no of you address".

Я не забываю : I do not forget.
— Я не забуду : I shall not forget.

Я не забываю, strictly speaking, means "I'm not forgetting".
Я не забуду doesn't have modality of necessity, conveyed by shall,
I will not forget is more appropriate, especially for the American English.

In на этом бульваре, do you recognize этот бульвар?
That is all we ask of you.

этот бульвар = this boulevard
на этом бульваре = at/on this boulevard

Make a distinction between дома (stress on до), at the house, at home,
and дома (stress on ма), the houses.
Дом: the house (nominative).

  
 

If the form новые (instead of новый) puzzles you, learn that it is the plural.

новый - new (masculine singular adjective)
новая - new (feminine singular adjective)
новое - new (neuter singular adjective), something new
новые - new (adjective, plural all genders)

Комнат : we recognize here комната, the room;
as for the reason for this change, let us wait.

комната - a/the room
несколько комнат - several rooms
     
8 Я очень тороплюсь or я очень спешу.

AK: Next time, Серёжа will surely change "side of the boulevard"
to avoid such embarrassing talks.
   

Tweested English Section

We are now entering upon declensions.
— More than ever is it time to repeat to yourself again and again that you have not yet to learn,
but simply to understand the Russian text.
Be content with recognizing the words under their disguise;
you will get used by degrees to these changes, and then only it will be time to label, classify and catalogue them.
Don't get panic-stricken, it is as easy as the multiplication table.
